What kinds of properties do you consider?

We look at residential opportunities in Baltimore. Potential fit may include vacant or underused homes, inherited properties, homes needing significant updates, landlord-owned properties ready for transition, deferred maintenance, and broker or wholesaler opportunities.

Do I need every detail ready before I reach out?

No. You do not need to have every detail ready to make an introduction. Share the property’s location, your relationship to it, and a brief description of its current condition.

Will you buy my property?

Not every property will be a fit. Harbor Light Living does not promise to purchase every property, and there is no automatic offer. Any potential transaction is subject to review, due diligence, documentation, and mutual agreement.

Does reaching out obligate me to anything?

No. Submitting a property does not create an obligation for either party. Both sides decide whether to continue.

How quickly can a sale close?

We do not guarantee a specific closing timeline. Timing depends on review, due diligence, documentation, and mutual agreement.

What happens after I share a property?

We review it against current acquisition criteria and the information available. If there may be a fit, we may request more information, visit, or discuss next steps. Then both sides decide.

Are any homes available right now?

No verified Harbor Light Living homes are currently listed. Homes are being prepared for future availability, and they will appear on the Available Homes page once their details are verified.

Why are there no sample listings on the site?

We do not publish placeholder properties or advertise homes that are not actually available. Future listings will display only verified rent, availability, features, photos, accessibility details, and required compliance information.

Does asking about a home reserve it?

No. Availability will be confirmed directly. Sending an inquiry does not reserve a home, does not constitute an application, and does not guarantee availability, placement, or approval.

Who does Harbor Light Living want to work with?

People and organizations who can help identify, finance, restore, operate, and strengthen residential properties: lenders and capital partners; brokers, wholesalers, and referral sources; contractors, trades, and vendors; and community and institutional partners.

Do you publish investment returns?

No. We do not publish or guarantee investment returns.

What does a first conversation commit us to?

A conversation does not promise deal volume, investment returns, or a project assignment. It is a way to see where our work may align.

What does Harbor Light Living do?

Harbor Light Living is a property investment and restoration company. We acquire residential properties with potential, restore them with care, and approach ownership as an ongoing responsibility to the home, the people who live there, and the surrounding neighborhood.

Are you a brokerage or a property manager?

We are not primarily a traditional brokerage, a general construction company, a third-party property manager, or a house-flipping brand. Our work sits at the intersection of residential investment, rehabilitation, and responsible long-term ownership.

Where do you work?

Our initial focus is Baltimore, Maryland.

Are the photographs on this site your properties?

No. The images on this site are illustrative. They are not Harbor Light Living properties, projects, staff, residents, or partners.

Does this website store what I type?

No. The introduction tools run in your browser and prepare a draft for your own email. Nothing reaches Harbor Light Living unless you send that email yourself. Please do not include Social Security numbers, financial account information, identification documents, or other sensitive personal information.
